Development Cost: $19 million, performed in conjunction with the Belle Shore Apartments (1997-1999)
This 12-story building, with 231 studio and one-bedroom apartments and five commercial spaces, is located in both a National Historic District and a Tax Increment Financing (TIF) district. Restoration of this historic structure included tuck-pointing and preservation of the historic window treatments. Attractive retail and commercial spaces on the ground floor serve to compliment the essence of this historic structure.
Financing included a tax-exempt FHA-insured Municipal Housing Bond supported by building cash flow and TIF revenue, TIF grant, a TIF taxable bond, HOME funds, State Affordable Housing Trust Funds, Federal Home Loan Bank funds, and Historic Tax Credit and LIHTC equity. The facade of the building was donated to a historic preservation agency.
