Rehabilitation Cost: $11 million, performed in conjunction with the Bryn Mawr Apartments (1997-1999)
This seven-story building, with 140 studio and one-bedroom apartments and five commercial spaces, is located in both a National Historic District and a Tax Increment Financing (TIF) district. Restoration of this historic structure included tuck-pointing and preservation of the historic window treatments. Attractive retail and commercial spaces on the ground floor serve to compliment the essence of this historic structure. The facade of the building was donated to a historic preservation agency.
Financing included a tax-exempt FHA-insured Municipal Housing Bond supported by building cash flow and TIF revenue, TIF grant, a TIF taxable bond, HOME funds, State Affordable Housing Trust Funds, Federal Home Loan Bank funds, and Historic Tax Credit and LIHTC equity.
